Visiting Her REO's (Bank Owned Homes), Angel Lynn Field Video

Here is some lightly edited footage from last week ride-along with Angel Lynn workin' the Sacramento Real Estate Field!

Watch and learn from our favorite foreclosure specialist real estate agent as she visits her 2 REOs (Bank Owned Homes) in Elk Grove, a Sacramento's suburb.

First we see Angel visit her brand new REO listing on Sea Cliff Way and learn many interesting details about working with bank-owned homes: initial inspection, putting on a lock box, changing locks and taking pictures for the BPO (Broker Price Opinion, like a mini-appraisal).

Then she visits her other bank-owned home on Splendid Way to change the sign from "Coming Soon" to "Pending". It came and went - with over 13 offers in one week! Find out why it went so fast.



Highlights: The funny locksmith guy from Israel who says he can open a bank safe and Angel pointing out interesting details about managing bank-owned homes (She even drops some tips about how she got into the REO business!)

First Look at 9645 Sea Cliff Way REO: Angel Lynn's 2nd Bank-Owned Listing!




Here are the pictures from yesterday's trip to our 2nd REO on Sea Cliff - "Cash for Keys", changing locks, checking for damage, taking lots of photos (and video), etc.

Helped Angel submit the BPO this morning electronically (BPO = Broker Price Opinion, like a mini appraisal). We've been working on that thing since late last night. Gotta respond to banks quickly to keep getting more REO listings. (REO = Real Estate Owned, means the bank foreclosed on the home and now owns the asset and putting it up for sale with us.)

Note, many of those close-up pictures of things wrong with the property are there for the purposes of reporting to the bank (update: I moved those photos into their own set). We filled out all 31 picture slots on that BPO via RES.net. I think they will like the level of detail.

And there are a lot of good shots of Angel Lynn doing her real estate thing out in the field. Will be saving some of them for future use: marketing, etc.

Brad The Buyer: "I Thought The (Sacramento) Market Was Down!" Got Tax Credits?

Open House on 1009 Dolores Way a Short Sale in East Sacramento

On Saturday I did my first open house for Angel Lynn - our charming little short sale listing on 1009 Dolores Way, Sacramento. It was a last minute thing so we didn't get a chance to promote it properly but it still worked out.

The home's nice location off J street (by Big Spoon, Bon Lair, shops, restaurants, etc) in the heart of East Sac is awesome for advertising an open house:

It was a nice hot Sacramento day. Summer is here! Putting out those signs you work up a little sweat. (It was pretty sweet to have that Ferrari ride by just as I snapped.)

Nobody came at first so I had a chance to start on taking some good pictures of the house, something I want to do on all our listings.

Then Angel stopped by for a little bit with kids. What a great day to take the convertible BMW out, fits the neighborhood:

She also brought over more flyers. The flyer box keeps getting empty on this listing. It's a great location! Angel proudly posing in front of her sign:

People did start coming by later for a while and I was there to engage in pleasant conversation. Mostly neighbors though, and maybe one or two lookie loos. But we like lookie loos, they help create an idea of demand and excitement. Do you want to be the only person at an open house?

We discussed some ideas for promoting and improving our open house experience, and also how I can maybe do these on a regular basis. I proposed we get a wireless internet card for my laptop so I can blog from location and stay productive.

There is no reason why I can't be working on marketing, blogging, and even broadcasting live from a different house every day. We would only be increasing the chances of a potential buyer stumbling in through the (open) door and putting in an offer. It's a great way to meet neighbors and potential clients.

Maybe we can think of ways to make the open houses fun and exciting. Angel Lynn's open houses should be the talk of the town!

3 Short Sales Approved, Short Sale Approval Letter Example

Yesterday was a great day because we got 3 of our short sale deals approved. Yeah! Below is what a short sale approval letter looks like. It was listed by one of our lovely Angel Lynn agents Veronica Rodriguez. She is pretty happy because I think it's her first short sale approval:

Negotiating short sales can sometimes take months and months of follow-up and negotiation work... when we finally get the approval it's time for a small celebration.

It's not all over till the deal closes. But the toughest part (getting the bank to say YES) is out of the way. Now it's time to manage these transactions to a successful close in 30 days or less, depending on the type of loan the buyers are using.

Big thanks to our staff short sale negotiator Angela O'Neil who deals with the banks. Without her we wouldn't be the awesome short sale specialist team that we are.

Fine-Tuning Our Focus, Branding and Search Engine Optimization (SEO)

I suggested to Angel that we should modify the blog title to:

Angel Lynn: My #1 Sacramento Short Sale Realtor & Foreclosure Specialist (or something similar)

Reasons:

#1. Better Focus On The Goal

The title puts forth our goal: to become the #1 Sacramento Short Sale Realtor - so we can help as many over-leveraged homeowners as possible.

What you focus on you become. The Secret!

#2. Better Branding and Search Engine Optimization (SEO)

The title is one of the most important factors in search engine optimization.

The old title was "My Short Sale Angel of Sacramento" with the keywords "Short Sale" and "Sacramento". That was good for a start and matched the domain. But the domain and title don't necessarily have to match exactly... just be close enough to make sense.

The position of keywords matters too. If I'm an overleveraged borrower in Sacramento looking into doing a short sale I might search for something like "Sacramento Short Sale Realtor". The new title will put "Sacramento" at the beginning to give it more weight.

Adding "Foreclosure" and "Specialist" are good secondary keywords that combine with the others to create a number of desired combinations.

Putting "Angel Lynn" at the beginning almost goes without saying.

We want Angel's name on everything to build a POWERFUL brand. Consistent branding is important to make sure it sticks. Anytime you think Short Sales, Angel Lynn should come to the top of your mind.

Stats and Short Sale Keywords - We're On The Right Track



We're still getting going with this short sale blog the right way. There is always something to feel good about.

Even with the small amount of effort I've put into the blog over the last couple of months we're getting picked up by search engines more and more!

As you can see from the screen-shot above, the traffic is coming from Google, AngelLynn.com and Twitter account. Good stuff.

Obama's New Making Home Affordable .GOV Website


Obama's administration came out with a new website for home owners struggling to make mortgage payments and facing foreclosure:

The Obama Administration has introduced a comprehensive Financial Stability Plan to address the key problems at the heart of the current crisis and get our economy back on track. A critical piece of that effort is Making Home Affordable, a plan to stabilize our housing market and help up to 7 to 9 million Americans reduce their monthly mortgage payments to more affordable levels.

The Home Affordable Refinance Program gives up to 4 to 5 million homeowners with loans owned or guaranteed by Fannie Mae or Freddie Mac an opportunity to refinance into more affordable monthly payments. The Home Affordable Modification Program commits $75 billion to keep up to 3 to 4 million Americans in their homes by preventing avoidable foreclosures.

I like how they are taking the "self-assessment" approach and give you a way to see which program will work for your situation. There are basically two programs: Refinancing and Loan Modification.

Besides the questionnaires, there are many other resources: a couple of videos, links, and information on foreclosure prevention, foreclosure counseling agencies and contact information for major lenders.
